We are looking for rental properties in Fredericton.

Location: Our preference is for properties in the West Platt or downtown areas, but we will entertain the hill area as well. If the property comprises 6-units or more, we will even consider the Northside of the City.

Size: Our preference is for four or more units. However, if you have an exceptional triplex or duplex, we would gladly have a look.

We are numbers driven and will need to fully analyse the cash-flow and performance of the property before bothering your tenants with a walkthrough.

If you could include the following information when responding to this posting, it would greatly assit in the analysis of your property and, hopefully, lead to a timely transaction:
1) Property address;
2) Numbers of units and type of each unit (i.e. three bedroom, two bedroom, etc);
3) Annual rent-roll (broken down per unit);
4) Operating expenses (minimum 3-yrs, last 5-years preferred);
5) Any recent capital improvements not yet reflected in the assessment;
6) Any major maintenance (i.e. roof) or replacements (appliances, fixtures) expected in the next two years; and
7) Your asking price (of course).

All information will be kept in strict confidence; a formal non-disclosure agreement can be executed prior to disclosing any information.
